Modus Properties chooses TAS to make assets work harder

Effective risk management and powerful content delivery are critical success factors for today's shopping malls and tomorrow's town centres

Modus Properties has announced its choice of the Tenant Active System (TAS) from ACCL as a standard element of its corporate asset management toolkit.

Mike Riddell, Managing Director at Modus Properties, explained: “Modus is a shopping centre specialist dedicated to driving footfall and delivering value. By adopting fresh technology, as well as using new web-based media such as social networking, shopping centres can create superior customer experiences, while adding to the bottom line. In today's environment, when it comes to critical disciplines such as risk management, we need to assure best practice applications for mall management teams.”

With the foresight to see that optimising the value of its assets will increasingly depend on making the most of diverse information sources, Modus Properties has selected the TAS platform for its flexibility and scalability, as well as the fact that its adoption of open standards means that it is simple to “bolt on” new data feeds.

Wayne Connors, Managing Director of ACCL, commented: “We help our customers create and build personalised relationships with theirs. TAS was designed by a team that included operational shopping centre managers, so that we could be sure from the start that it precisely met the sector's needs. That careful approach has been rewarded by its adoption by leading UK malls, together with a great deal of interest from around the world. This groundbreaking deal with Modus Properties is further proof of the rightness of the TAS strategy.”

In fact, the IP-based nature of TAS means that it forms a comprehensive platform for any multi-tenanted development. It not only integrates risk management applications such as security alerts, and communications with security staff, but also allows the processing and sharing of data such as car park information, footfall statistics, and daily turnover figures.

Mike Riddell summed up: “Our vision is for nothing less than a joined up model that works for the entire 21st Century town centre, not just shopping centres and malls. That way lays greater environmental responsibility as well as healthier, wealthier and happier citizens. Our adoption of TAS as a corporate standard is a significant step in that direction. One could argue that the business benefits for our building owners and operators come as a very welcome side effect.”
